- Area is length × width of the space you will finish. Leave mechanical rooms and unusable bulkheads out if you will not drywall them.
- Tier loads typical US installed $/sq ft bands for living space (framing, insulation, drywall, floor, basic electric and HVAC distribution). They are not a city index.
- Bathroom, wet bar, and egress are add-on allowances you can edit. They are added to both ends of the range as planning lumps, not engineered takeoffs.

FAQ
- Does the square-foot price include a bathroom?
- Not in this tool. Bathrooms are plumbing, waterproofing, and fixtures on top of a rec-room finish. Check the bathroom box and set the allowance, or run the bathroom remodel calculator for a dedicated wet-room range.
- Why is finishing cheaper per foot than a kitchen?
- A basement rec room is mostly volume: studs, board, and floor. A kitchen is cabinets, stone, and appliances. The gap closes fast once you add a bath, a kitchenette, or a failed waterproofing job.
- Can I use listing square footage for the basement?
- Only if that number is the area you will finish. Listed basement sq ft may include crawl, mechanicals, or a previously finished suite. Measure the rooms.
- How much does it cost to finish 1,000 sq ft of unfinished basement?
- This calculator multiplies the finish area you enter by the $/sq ft band you can edit, then adds a bath, wet bar, or egress only if you check those boxes. A 1,000 sq ft rec-room finish is not the same job as 1,000 sq ft plus a bathroom. We do not publish a fake citywide average; change the unit prices to the bids in your hand. Moisture and radon work sit outside the range.
