Kitchen, bath, and basement finishing projects are among the largest checks a homeowner writes, and online “average costs” are often marketing. These calculators start from room or floor size and a quality tier, then apply typical US installed-cost ranges that you can override. They do not know your city, whether plumbing moves, or if the slab is wet. Treat the result as a planning envelope: if the range is already above what you can spend, shrink the scope before you interview contractors. Get written bids for anything you intend to build.

How to measure
Measure the interior length and width of the space you will actually finish. Note whether you are keeping the layout (cheaper) or moving plumbing and walls. For kitchens, count appliance replacements separately if you already own them. For baths, note powder vs full vs primary. For basements, exclude mechanical rooms you will not drywall, and treat a new bathroom or egress window as an add-on rather than more floor area.

- Why is the result a range instead of one number?
- The same 12×12 kitchen can differ by tens of thousands of dollars based on cabinets, stone, and labor. A single average would be a fake quote. Ranges plus editable unit prices keep the math honest.
- Do these include permits and design fees?
- Default ranges are installed-project envelopes. Permits, architecture, and furniture are not fully modeled. Add them in the optional extra-cost field if you know the numbers.
- Why is a finished basement cheaper per square foot than a kitchen?
- A rec-room finish is mostly framing, drywall, and floor. A kitchen is cabinets, stone, and appliances. The basement range does not include waterproofing, and a new bath or egress window is a separate allowance—not extra floor area.
